Thought you were a law abiding citizen? Well, have you ever swallowed more than three gulps of beer while standing? Then technically you qualify for penalty under Texas law. Purchasing the Encyclopedia Britannica may have been an attempt to increase your IQ, but this acquisition also places you in possession of illegal paraphernalia in Texas where the books were banned for containing a do-it-yourself beer making formula. Did you know that if you have ever eaten your neighbors' garbage without their permission, you could be facing jail time? Ok, that one may have substance behind it, but the point is there are dozens of ridiculous and outdated laws that exist in the books to date. Oftentimes laws, as necessary societal sanctions, serve to promote justice and protect its citizens, but sometimes they can be a bit excessive and downright hilarious. However, there are certainly those who find comfort in a nation so concerned for its individuals that legal mandates exist to penalize the emission of 'obnoxious" gas in an elevator. For an extensive listing of silly laws still in place visit the Idiot Laws website.

With the stock market reaching lows not seen in years and real estate prices being advantageous to buyers, it might be a good time to consider investing in San Antonio real estate. Several people are big players in a real estate transaction. The listing agent is a
licensed real estate professional who lists and markets the property for sale,
after conducting market research in order to set the appropriate asking price.
This agent works strictly for the seller and can show the property to
prospective buyers but will not represent the buyer in the transaction. Buyers
usually choose to work with a buyer agent to represent them. The buyer agent
locates suitable properties based on the buyer's criteria, shows them, prepares
a contract to make an offer, helps with negotiations, and coordinates inspections
and the closing. He or she also often works with the mortgage broker to make
sure all the required documents are provided in a timely manner in order to
close on schedule. The buyer does not usually pay agent commissions. The
inspector works for and is paid by the buyer.
After a thorough inspection of
the property he prepares a detailed report of his findings and discusses them
with buyers. The escrow officer works for a title company and is essential in
keeping the transaction moving along smoothly by working with both real estate
agents involved, the mortgage broker, and attorneys. The escrow officer is the
keeper of all paperwork and money transfers. Any earnest money provided at the
time of contract should be deposited with the title company. The escrow officer
will prorate property taxes and calculate how the purchase money is to be
distributed to pay off outstanding loans, commissions and other fees, and
usually write a check to the seller. SJS
